Most ordinary credit cards are bad for rent because landlords and payment services charge roughly 2% to 3%, often more than rewards. Bilt’s 2026 card lineup is the main exception, allowing eligible rent and mortgage payments without a transaction fee while tying the reward rate to everyday spending. For a temporary welcome bonus, a processing fee can be rational—but only after exact math and only when the rent platform permits the card.
| Approach | Annual fee | Rent fee | Best use |
|---|---|---|---|
| Bilt Blue | $0 | $0 through eligible Bilt method | Ongoing housing rewards |
| Bilt Obsidian | around $95 | $0 eligible housing | Added dining/grocery/travel value |
| Bilt Palladium | Premium fee | $0 eligible housing | High-spend premium Bilt users |
| New-card welcome bonus | Varies | Landlord/service fee applies | One-time requirement when math works |
| Flat 2% card | Often $0 | Usually 2%–3% | Usually a net loss |
The legacy Bilt Mastercard model has changed. Use current Bilt Card 2.0 terms, not old “1X rent after five transactions” summaries.
Bilt Blue charges no annual fee and no transaction fee on eligible rent or mortgage payments made through Bilt. Its housing-only option can earn up to 1.25X points, with the achieved rate linked to eligible everyday spend in the billing cycle.
Bilt’s current example shows around $1,000 of everyday spending paired with around $1,000 rent earning 1,000 everyday points and 1,250 housing points. A low-spend month may receive only a stated minimum or lower effective rate under the selected structure. Read the live calculator and election rules.
Blue also earns 4X at Bilt Dining partners, 3X on hotels through Bilt Travel, 3X Lyft, 2X portal flights, and 1X other eligible spend. These categories can change the housing calculation but should not cause extra purchases.
Obsidian charges around $95 and adds stronger food/travel earning plus a hotel credit under current terms. Palladium charges a premium fee and offers richer everyday earning, Bilt Cash, hotel credits, and lounges. Their housing rates remain linked to current Bilt program rules.
Choose a higher tier only if non-housing benefits independently beat the annual fee. Rent alone should not justify moving around $20,000 of everyday spend from cards earning more useful rewards.
Bilt can provide an eligible payment path that may include routing details, check, or integration depending on the property. Confirm the landlord name, address, account number, memo, delivery timing, and lease rules before the first payment.
Send the first payment early enough to resolve problems, but not twice. A missing or duplicate rent payment costs more than points. Preserve confirmation and verify the landlord ledger.
Suppose a rent service charges 2.9% and monthly rent is around $2,000, producing an around $58 fee. A new card needs around $4,000 of minimum spend and the tenant can cover two rent payments for around $116. If the bonus is conservatively worth around $600 and the purchases qualify, the fee may be rational.
This works only when the landlord accepts the method, the issuer treats it as a purchase, the bonus would otherwise be missed, and the statement can be paid in full. It is not a sustainable monthly strategy after the bonus.
A 2% card paying rent with a 2.9% fee loses 0.9%, or around $18 on around $2,000, before cash-flow risk. A 3X card can still lose if points are worth less than one cent or the charge codes as a cash advance.
Some platforms charge a flat ACH fee but percentage card fee. Free bank transfer usually wins without a bonus. Never assume a debit-card fee is the same as a credit-card fee.
Housing platforms should disclose how a charge processes. If treated as a cash advance, it may generate a fee and immediate interest without rewards. Lowering the cash-advance limit can reduce risk but may also cause a payment to fail.
Run a small eligible test only when the landlord permits partial payments and it will not create ledger confusion. Contact issuer and platform support, recognizing that coding cannot always be guaranteed in advance.
An around $2,500 rent charge on an around $3,000 limit reports high utilization even if paid by the due date. Pay before the statement closes if necessary, request a limit increase without overspending, or use bank transfer. Scoring models and reporting dates vary.
Never let rent crowd out cash for the card payment. A credit limit is not a rent emergency fund.
Card chargeback rights do not replace landlord-tenant law, lease notice, or repair procedures. Withholding rent improperly can create serious consequences. Seek qualified local advice for disputes.
Keep payment confirmations, bank statements, and landlord receipts. Verify that a reward service’s payment is credited to the correct month.
Can any credit card earn rewards on rent?
Many can process through a fee-charging service, but the fee often exceeds rewards. Eligibility and coding apply.
Does Bilt still require five monthly transactions?
Do not rely on that legacy rule. The 2026 lineup uses new housing and everyday-spend formulas.
Can Bilt pay a mortgage?
Bilt markets eligible mortgage rewards, but servicer and payment eligibility must be confirmed.
Is paying rent by card good for credit?
Only indirectly through responsible account use. High reported utilization or interest can hurt finances; rent reporting is a separate service.
Bilt Blue is the best ongoing no-fee housing card in 2026, provided its payment method works and normal spending earns enough points. Higher Bilt tiers need separate benefit math. Use ordinary cards for rent only when a welcome bonus clearly exceeds processing fees and the full statement is already funded.
Bilt’s housing reward can rise with eligible everyday spending, but shifting that spending has a cost. Suppose around $1,500 would earn around $30 on a 2% card but earns 1,500 Bilt points on Blue. If those points are conservatively worth around $15, moving the spend costs around $15 before considering additional housing points. The housing increase must exceed that loss.
Run the calculation for a strong and weak spending month. Use only transactions that naturally fit and value Bilt Cash separately from Bilt Points. Do not count a transfer-partner redemption until award space exists.
Roommates should not route everyone’s rent through one card without confirming Bilt rules, lease responsibility, reimbursement timing, and account limits. The cardholder owes the full statement even when a roommate pays late. Separate written records prevent a rewards experiment from becoming a housing dispute.
